How do I improve the chances of letting out my property?

Properties should be; clean and decorated, preferably in light neutral colours - magnolia and white is best. Decent floor coverings are a must. Curtains and light fittings are always helpful and smoke alarms should be installed ideally a carbon monoxide detector.

How do I know how much rent to charge?

We will assess the potential rental value in current market conditions and discuss with you the type of tenant that would be most suitable for your property. We will also agree with you the terms on which the property will be marketed, including any restrictions such as smokers, and pets etc

Do I need to tell the mortgage lender if I intend to let out my property?

Yes, you must obtain permission from your mortgage lender and inform us of any special conditions that they impose.

What is an EPC (Energy Performance Certificate)?

Energy Performance Certificates (EPCs) are part of Home Information Packs, which have been in effect since 1 August 2007 in England and Wales for domestic properties. All properties that are let out are required by law to have an EPC.

Do I have to provide the tenant with any furniture?

No, you can let out your property; fully furnished, partly furnished or unfurnished. However when deciding whether to provide furniture with a property or not consider the type of tenant you are targeting.

How do I know I am getting a good tenant?

We obtain a credit reference and take up employer and current landlord references. We also conduct identity and residency checks on all applicants. We may also either ask for a guarantor or obtain full settlement of rent in advance for the tenancy term depending on the financial circumstances of the tenant.

What do you do about a deposit?

We collect a security deposit from the tenant before the Tenancy Agreement is signed and register the deposit with an approved Tenancy Deposit Scheme if applicable.

Who has to pay the council tax and utilities on the property?

A tenant is responsible for the payment of council tax and utility bills during the period of the tenancy. However when the property is vacant the landlord or homeowner is responsible for paying these bills.

What is an inventory and schedule of dilapidations?

A list detailing every item contained within a rental property and the condition of the property and its contents this is checked by all parties on the day the tenant moves in and signed by all parties.

How do I receive my rental income?

We arrange for the tenant to sign a standing order for rent and account to you for all rent received, less outgoings, fees and commission accompanied by a statement, normally within 7 days of rent being cleared into our account.

I live abroad. Do I have to pay income tax on rental income?

Non-resident landlords can apply to the Inland Revenue for approval to receive gross income. Without this approval we are obliged to deduct tax. We strongly advise any landlord to appoint an accountant to deal with their tax affairs as many of the costs incurred in renting can be offset against the income.

Do I need to insure my property?

You will need to advise your Insurance Company that you are renting the property and ensure that you comply with any conditions imposed. This applies to both buildings and contents insurance. Your tenant should also have contents insurance in place. You are not responsible for their possessions.
